ARIMORI

HOKKAIDO HOSPITALITY DEVELOPMENT

Turning an Overseas Owner’s Visioninto an Operating Hospitality Project in Hokkaido

We provide owner-side advisory and coordination services for overseas and out-of-Hokkaido clients planning hospitality projects in Hokkaido—from initial planning and property assessment to renovation, pre-opening preparation and the development of a reliable local operating structure.

ARIMORI serves as the owner’s primary point of coordination. Depending on the project, we assemble and coordinate a team of local real estate companies, architects, contractors, licensed specialists and operations partners. By clarifying the owner’s objectives, budget and operating strategy, we help turn an initial idea into a practical and executable project in Hokkaido.

SUPPORT

Our services

01

Project Planning and Property Assessment

We clarify the project objectives, budget, intended accommodation concept and operating strategy, and assist with the initial assessment of potential properties, locations, building conditions, renovation possibilities and operational considerations. Property sale and lease transactions are handled in cooperation with appropriately licensed local real estate companies.

02

Site Review and Local Coordination

Together with our local partners, we review the property condition, surrounding environment, accessibility, parking arrangements, winter maintenance, snow removal requirements and other operational factors specific to Hokkaido.

03

Renovation and Pre-opening Support

We coordinate discussions with architects, contractors, fire-safety specialists and licensing professionals, while assisting the owner with the review of quotations, schedules, specifications and pre-opening requirements.

04

Furniture, Materials and Equipment Procurement

We support the sourcing and delivery of furniture, custom-made items, building materials, residential equipment and hospitality supplies based on the project’s budget, quality standards, design requirements and delivery schedule.

05

Development of a Local Operating Structure

We help establish a suitable local operating structure covering cleaning, snow removal, building maintenance, guest support and emergency response, according to the property location and project requirements.

06

Owner Communication and Reporting

For overseas and remote owners who cannot remain in Hokkaido throughout the project, we organize and communicate progress, costs, pending decisions and post-opening operating information to support clear and timely decision-making.
